Move-in Process

Step 1:

Filling out the application requires a copy of your driver’s license, 2 pay stubs, and a reference from your last landlord.

Step 2:

After filling out the application and paying the $35 fee it can take 6-12 hours for the credit and background check to come back

Step 3:

If approved, you will fill out the lease and pay the security deposit/rent. We'll get you the keys and it's time to move in!

Rental Criteria

  • $35 Non-Refundable Application Fee for each resident over 18.

  • All applicants over the age of 18 must provide a Valid Driver’s License or Identification Card.

  • Must have an Employment History of six months with current employer.

  • Students must have proof of financial aid or a financial statement showing proof of income

  • Income requirements: your income needs to be 3x the rental amount ($2,600) to qualify.

  • Rental History: applicant must provide name, address, date of tenancy for previous landlords Credit History – any of the following automatic fail.

  • Any bankruptcy must have been discharged 2 years ago

  • No evictions

  • Defaults in lease agreements or outstanding balances owed to another apartment community ( COLLECTION)

  • Maximum Occupancy: 5 persons / 2 bedroom

 

Criminal History

  • Registered as a sex offender or a conviction of any sex crime will be denied.

  • Any misdemeanor, felony crime within the past 4 years

  • Any conviction for murder, arson, drug manufacturing, or sex crime regardless of the time frame will cause and immediate denial.

  • The one exception is Driving infractions.

 

Pet Policy

  • We allow cats and dogs under 20lbs and they require and an interview. The pet deposit is $600 and $300 is refundable. Each month you must pay $15 pet rent for each cat or dog that you have.

    Bonneville High School, T.H. Bell Junior High, and Roosevelt Elementary are all within walking distance and are above the UT average for test scores.

  • What is the Crime rate like?
    Washington Terrace has a dramatically overall lower crime rate compared to the rest of UT.

  • Do you have Military Discounts?
    $35 less per month if you are active duty.

  • What is your Lease time frame?
    12 month lease.
